The 24th Annual Parade of Homes on the Outer Banks

Outer Banks Parade of HomesThe 24th Annual Outer Banks Parade of Homes kicks off on Thursday, October 6th and Stan White Realty & Construction will be a proud contestant.  The yearly event held by the Outer Banks Home Builders Association provides the opportunity for members to showcase their residential work and meet prospective clients who are in the market to build, or purchase a newly constructed or remodeled home, on the Outer Banks.  Builders can earn acclaim and bragging rights with one or more awards decided by a panel of judges or based on participant votes.  Stan White Realty & Construction took home the People’s Choice Award in 2005 with a custom-designed, five bedroom house in Duck, “The Surf’s Inn,” which led to its replication for the Roberts family, who fell in love with the house after touring it in the Parade that year.

This year the Parade will direct participants New Construction in Outer Banks Parade of Homeson a self-guided tour from Corolla to Nags Head to view homes ranging in size from three to twelve bedrooms.  Our entry, a five bedroom new construction in Kill Devil Hills, falls in the middle with respect to both location and size.  The raw material cost to build determined its placement in Category C which includes two other homes entered by competing builders.  Of the three homes, only one will receive the Judges New Home Award of Excellence and only one, possibly the same home, will receive the People’s Choice Award.

Here’s why we believe our entry, House #18, should win both.

It won’t limit your options when it comes to choosing the land you’re going to build it on. At only 32 feet in width, the footprint of the home will easily fit on the often narrow lots here on the Outer Banks.  The reverse floor plan featuring an open-concept main living area and multiple decks will maximize any opportunity for a water view your land may offer.

Master Bath Contractor at Outer Banks Parade of HomesThe top level master bathroom is handicap friendly and the home is pre-framed for an easy addition of an elevator that can run from the ground level to the top. Homeowners planning on retiring in the home will appreciate having a handicap friendly master bathroom and the option to install an elevator in the future if it ever becomes necessary.  If they plan on eventual resale, they can market these features to prospective buyers as added bonuses.  The elevator option and master bathroom also make the home available to a larger demographic of prospective renters to include those who require handicap accessibility or have difficulty climbing stairs.  Elevators have become one of the most frequently requested amenities in the vacation rental industry due to growing trend of multi-generational families sharing a single property.  They also appeal to renters by eliminating the burden of carrying luggage and groceries up three floors.  Of course, primary residents will enjoy this convenience as well.  If an elevator isn’t added, homeowners can take advantage of the additional storage room on each level.

It can work as a primary residence or vacation rental. Totaling 3,178 square feet, the floor plan is large enough
to suit multiple families and produce considerable rental income without being too big to realistically serve as a year-round single family home.

As a vacation rental…

  • The three master suites are ideal for multiple families vacationing together.
  • The rec room that serves as an additional gathering area as well provides space for amenities that guests can enjoy after a long day at the beach or during bad weather. This ground level area includes a kitchenette and half bath and opens up to the rear of the house, the perfect location for an in ground pool.
  • The home features durable yet attractive finishes such as granite counter-tops and laminate wood flooring and stainless steel appliances that will hold up to the wear
and tear of a busy rental season.

New Kitchen in Primary Residence Outer Banks Beach HomeAs a primary residence…

  • There’s covered parking to protect your vehicle from the elements (think flying debris during a
hurricane). Easily close in the carport for an attached garage that will keep out the salty air.
  • The owner’s suite (the MASTER of the master bedrooms) is situated on the top floor, secluded from the other bedrooms and making it a true master retreat for families with children.
  • Get cozy next to the gas fireplace in the living room on brisk Outer Banks winter nights.
  • A spacious laundry room is conveniently located with the bedrooms on the mid-level, ideal for larger families.

We invite you to tour the home and meet Stan, who personally took on the role of general contractor for this project, by attending the 2016 Outer Banks Parade of Homes October 6th thru the 9th.  Tickets can be purchased in advance at the Outer Banks Home Builders Association or the Outer Banks Association of Realtors.   Ask us about our subcontractors, look at floor plans, and get a hands on feel for the materials and finishes.  And afterwards, relax on the deck and enjoy the ocean view before casting your vote and getting back on the road to the rest of the Parade.

This home is also listed in our vacation rental program as KD208 “Atlantic View.”  So if you still need convincing that Stan White Realty & Construction is the right choice for your custom-built home, book an off-season stay and take a long weekend to really get to know the house and the quality of our work – you won’t be disappointed.
